In California there are no laws that require a Termite Inspection Report prior to the sale of a property. However most financial institutions require one prior to lending money on the property. The seller of a property usually delivers a copy of the report to the buyer. Escrow companies will also have copies. Buyers can also order their own inspection report. The cost is minimal and could save you in the long run. If you are not selling your home you should get an inspection if you find evidence of infestations. Granular pellets, mud tubes, or swarming activity are all signs of a possible infestation. If you do not see any signs, a complete inspection should be performed once a year or every other year. If you discover termites early, they are usually easier to control and there should not be much damage.
